Our appraisals are used by many different clients for many different uses. All of the appraisals completed by Appraisal and Real Estate Services follow and meet the Uniform Standards of Professional Appraisal Practice approved by the Appraisal Foundation.
Some of the reasons you might need a certified appraisal would be for financing your property, estate planning or settlement, divorce settlement, property split/merger, ownership change, or you might need the appraisal to assist you in selling your property. These are just a few reasons why you might need a certified appraisal.
Don’t confuse an appraisal with a market analysis. A market analysis can be completed by a Realtor, lender, or other individual that has knowledge of the market. This is a value that doesn’t meet the requirements of an appraisal. Appraisals are completed by a person that is licensed and certified with the State of Iowa and is governed by their rules and regulations. Appraisers are required by law to meet these requirements.

Farm appraisals are completed throughout the eastern two-thirds of Iowa and meet Farm Service Agency’s requirements. Residential and Commercial appraisals are completed throughout the Cedar Valley and east central Iowa.
